Rental Rules and contract

1. CHECK-IN TIME IS AFTER 3 P.M. AND CHECK-OUT IS 11 A.M.
If you have a specific request for early check in or late departure let us know beforehand and we will try to assist when possible.

5. DAMAGE/RESERVATION DEPOSIT- we reserve the right to charge a damage deposit of $300 to your credit card. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
 - No damage is done to unit or its contents, beyond normal wear and tear.
 - No charges are incurred for collection of rents or services rendered during the stay.
 - All charges accrued during the stay are paid prior to departure.


 
6. PAYMENT � An advance payment equal to 25% of the rental rate is required at the time of booking. The advance payment can be made by credit card under the Reservationkey payment system that you will be directed to when making a booking and will be applied toward the house rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due forty five (45) days before your arrival date. Payments are normally made by credit card or Paypal through Reservationkey but can also be made by Wire transfers, traveler's checks, bank money orders, cashiers checks or personal checks by prior arrangement with the owners.

7. CANCELLATIONS � Cancellations made within 7 days of your booking are fully refundable to ensure you are able to make the necessary travel arrangements after booking Cancellations that are made more than sixty (60) days prior to the arrival date will incur a 10% penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. In the event of a cancellation, we will try to re-book your reservation period. If we are successful, we will credit you in full for a future reservation within the following two years.


9. MAXIMUM OCCUPANCY- The maximum number of guests is limited to two (2) persons unless specific consent for additional guests is granted by the owners in which case an additional charge may be levied THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.

10. Longer minimum stays are required during peak holiday periods at Christmas and Easter
11. INCLUSIVE FEES � Rates include sufficient linen and towels for your stay. 

13. RATE CHANGES � Rates subject to change without notice.
 
14. FALSIFIED RESERVATIONS � Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

15. WRITTEN EXCEPTIONS � Any exceptions to the above mentioned policies must be approved in writing in advance.

17. HURRICANE OR STORM POLICY � No refunds will be given for a vacation disrupted by a hurricane or storm or any other act of nature outside of the reasonable control of the owners. We strongly advise you to obtain your own travel insurance to cover such eventualities
